Anyone with any modular or double wide experience?

This really isn't sled related but I figure that with all the forum members on here maybe someone can help. There's no snow anyway lol
I just bought 3 acres of land. Thinking about putting up a modular or double wide. Anyone have any tips? I don't have any experience in this at all. I jumped into the deep end lol

i lived in a double wide on 2 acres for 3yrs. propane
bill was bad so i put an addition on back, used it as a den and family
room, but also put in a wood stove. that was the bomb.
the second winter there i didnt have a gas bill at all!!!

my plan is to get 5acres in mich and build what i want, it
will be a doublewide, with den addition, and a screened in
ft porch as long as the house. with a few out-buildings for
all the toys. dont need nuthing special.

Well I'm on 2.7 acres now but with my wife an 3 kids and our 500 sq ft house that was a barn I made into a house we need more room. The 3 acres I just bought is connected to my land now. So I'm hoping I can afford to throw a double wide up fairly quickly. I'm doing a bunch of research on them now. I found a place that sells repos an uses ones.

i don't know if you thought of it but what are you going to do for water and septic. those are a couple more expences that can get expensive in my neck of the woods. .

There's is house on the land. No one has lived in for 40+ years. I will do my own septic. Our water is contaminated from a starting fluid factory that blew up. That company already paid for city water on every parcel. So I have water there. And utility electric. The major expense I'm worried about is the foundation.

sounds like a good plan. make sure you
put up the double wide before ripping down
your house. also hope your by some sled trails!!!

I have to tear the old house down before I can get a permit for the double wide because the property is listed as vacant no buildings. An I live right on the trail already. Thumbs up!

if you are buying a used double wide,,I'd put it on a insulated basement or pony(4 foot wall) wall foundation(2-$6000).
If it is less than r12 walls;;; rip all the siding off ,add 1" double reflecting insulating board($3-5000)
,,replace the north side windows($1000)
blow insulation in the attic($500) or flat roof,,reroof adding 2" foam($3000)
Most of this stuff will be energy grant rebate stuff too.
each thing you do will save around $20/month
Cheaper option:
If you just put it on concrete posts get the floor properly insulated to r16
, lay thick plastic on the ground(all area under the house) cover it with a bit of gravel
then skirt it in (insulate if you didn't do the floor ) add a power vent to remove moisture and circulate the air(spring time )
slope the ground down away from the skirting for 5 feet (keep water away from house)

Anyone one have a ballpark guess on how much a full basement will go for? I'm looking at around 1100-1500 sq ft house? I've googled and asked around can't seem to even get a ballpark number without someone coming out.

You really would want a Moduel with a full basement! A basement is the cheapest sq ft you can build! If you have access to a back hoe, not only can you tear down the old house, but dig your own basement! As for the foundation, Menards sells the Foam Forms! You simple pour the footing and then tie the forms together and pout them full. The foam stays on both sides of the concrete.

Yeah that's what I was thinking too. I have a back hoe. Not sure if I'm good enough with it to dig the basement. I'll prolly have it twice as big as it needs to be. I've heard of the foam things. I think I'll go an look at them.

That would be great. I have a grill an my brother works for miller lite. Have to find the right house first or I will be looking for a house to fit my foundation. Lol

Prolly gonna take a couple kegs. I did find out there already is a septic system there never been used. They put it in about 8 years ago when someone was gonna throw a trailer on the property. I'm gonna have to dig where the market is an check it out. Within the next couple weeks I have to make a trip to grand rapids an check out the houses they have an see what I can afford.
